What to Expect at Oak Brook
Living in a manufactured home community is a little different than your average neighborhood. Each resident owns their home and pays monthly lot rent to the park. The rent covers many of the expenses of typical home ownership, but at a reduced cost due to economies of scale.
At Oak Brook, rent covers:
Meticulous upkeep of the park's grounds and common areas, including the gazebo, mail boxes, visitor parking, entryways, and intermediate land.
Maintenance of the road system, including snow plowing, drainage, and the network of street lights.
Property taxes (which, in many Portage locations, would alone outweigh a year's worth of lot rent).
Water consumption and sewer usage, as well as garbage & recycling pickup.
Residents are responsible for:
Electric utilities, cable TV, and internet service.
Lawn care and snow removal on their lot.
Any other repair and maintenance to their home.
